Scheduling Your Photo Shoot: To book a photo shoot please call me, or fill in the on-line booking form here. Once both parties have acknowledged the date and time of the appointment, the appointment will be considered “booked”.

My goal is to photograph your home with the highest quality that will wow buyers and attract offers. To ensure your photoshoot goes smoothly and safely, please use this preparation checklist of things you should do prior to your scheduled shoot.​

​​Payments & Delivery

One of the most important considerations is how your photos will be used. Whether it be MLS, VRBO, or Airbnb, I recommend contacting or looking up your photo hosting site for their maximum recommended size. If images are uploaded to the MLS at the recommended size, no further processing is done on the server side, so the image quality should not change. If they are too large, they get compressed and sharpened in strange ways and look terrible. My standard delivered size is 3000 pixels (on the long end). Before I process your photos, they are resized for the intended output. It typically takes 1 or 2 hours minimum to process your pictures. If you require a custom size, please be sure to let me know prior to the photoshoot. If the pictures have to be reprocessed for larger output, please expect to pay $60 an hour for the additional work.

Payment for real estate imaging services may be paid by check or credit card.  Payment is required before final image delivery. Along with a link to a web gallery of your digital proofs, you will receive your invoice.  On the bottom right of the invoice, you will see a link to pay by credit card.    

Once full payment is received, you will be sent a direct link to download your pictures.

Flash/ ambient are available 24-48 hours after the shoot.  Video 48-72 hours.

Final images are backed up and available to be re-delivered until 90-days from the date of delivery. Photos may no longer be available beyond that time frame. It is recommended that the Client makes a local backup of the images to use for the duration of the listing. Once the Client’s contract with the homeowner has ended (the property is sold or picked up by another agent), the license expires so the Client should delete their backup at that time.

Property Condition

Please ensure that the listing is clean and ready for photography at the time of service. I do not clean, dust, change lightbulbs, or move of furniture, but may adjust window coverings, move small items or turn on/off lights as necessary. Please be sure that there are no hazards to my safety, and that pets are confined and out of view. If the house is not ready when I arrive, it will have to be photographed as is, or rescheduled ($75.00 + mileage will be charged). 

​It's best if you plan to allow me as much non-occupied space to work with as possible. It also helps me not to get distracted. Even if you're shuffling from room to room to "stay out of the way," it's very distracting. You will get the most out of the process, if I do not know you’re there.

Type of Photography Best Suited for your Project

Real estate photography is meant to entice potential buyers to purchase a home. It’s the first step that leads buyers to view the home in person. Real estate photographers want to show a home for what it is. Give the end viewers a good idea of the layout and the features of a home as it is. They’re not too concerned about moving a particular chair or the setting of the dining table. They need to photograph the home as it is, as fast as possible.

​The typical Airbnb and Inn pictures fall somewhere in-between real estate and architecture. I will be happy to help you choose which type of pictures will produce the results you are looking for.

​If you’re an architect or interior designer, the answer is a little more complicated. Where will the photos be used? What do you really want to highlight when you market your project?

​Interior/Architectural Photographers are vastly more concerned with the quality of each photo vs the number of photos. These pictures are often used for advertising. We must pay attention to the minor details. Each stool under the bar should be perfectly spaced out. The faucet should be angled perfectly. The towels in the bathroom should be perfectly leveled.

Every detail counts in interior/architectural photography to make the perfect photos. The average day-long shoot might only produce 10-12 photos.

Cancellation Fee Policy, Weather, 

Cancellation, No-Show, and Inclement Weather Policy: If cancellation or re-scheduling is necessary, please do so with a minimum of 24 hours’ notice. Any shoot canceled within 24 hours of a booked appointment is subject to a $50.00 Cancellation Fee. Arriving late beyond 30 minutes to an appointment will be considered a cancellation, and will be billed at $75.00 + mileage. Every effort will be made to accommodate a rescheduling. In the event of inclement weather preventing photography, a new date will be scheduled at the earliest available time. In the event of unfavorable weather on the day of your shoot, you may opt to reschedule. Cloudy days are fine, however, weather conditions involving high wind, rain, fog, or snow would require rescheduling. interior photos will be photographed as planned. Alternate arrangements will be made for exterior or aerial re-shoot and additional fees will apply unless full cancellation is made at least 24 hours in advance.

License Agreement

Jonathan Hull Real Estate Photography/ Jonathan Hull (PHOTOGRAPHER) retains the copyright for all digital images created in the course of doing business and all images on this website. The commissioning real estate broker/agent (CLIENT) is granted a license to use property images, for which they have paid, for the promotion of that property in any media while the CLIENT manages the listing. The license expires once the property has Sold, Expired, or is Withdrawn. Images must not be edited/altered by anyone other than PHOTOGRAPHER with the exception of minor cropping and/or resizing only.

CLIENT may NOT give, license, or sell images to anyone. This includes the property owner, another broker/agent/Realtors, builder, architect, stager, or any other vendor. Disregarding these terms will result in copyright infringement/violation (Digital Millennium Copyright Act of 1998, 17 U.S.C. §512(c)) and may result in legal action.

PHOTOGRAPHER recognizes that CLIENT does not control how images are shared by NWMLS and syndicated to other property listing sites (Zillow, Trulia, et al.) and CLIENT is not liable for such use beyond license expiration.

PHOTOGRAPHER may re-license real estate images for commercial use by developers, builders, designers, vendors, or other parties. This will be executed with a separate agreement between PHOTOGRAPHER and the licensee.
